I'm want to draw a avg. person (a elderly gentleman,actually) but all the templates I have are to heroic or muscle-bound.
Where can I find something that would allow me to draw (or trace) a man in a suit ? or any regular person ?

Just about any comic book should have pics of normals dressed in regular clothing. Photocopy or scan at your convenience.

You could easily find a picture in the proper pose, then either trace it, or use an art program to "decolor" it a bit.

Also not a bad idea depending on what you buy.

Use the web, too. Fashion designs, fashion sketches, that sort of thing. Also look for manga or anime titles (many gangster, detective type things and even their supernatural stories often have folks in normal clothes). Off the top of my head, you might look for Sanctuary and Crying Freeman (gangster stuff, both are blue, though, so if you're sensitive to that, skip it). City Hunter. Stuff like that. Then just swap in an appropriate head/face.
