The place we've lived for the past 3+ years has been kind of a clusterflop from the beginning. The previous tenants moved out due to repeated flooding and other water problems. The landlords assured us they would have things fixed by the time we moved in. We were moderately desperate to move due to our previous landlady being batguano crazy, so we agreed, although we insisted that they add verbiage to the lease specifying that they would cover the expense of any and all ongoing waster issues.  

 

Anyway, we had our first basement flood within about four months of moving in. It took them a long time to do anything because the landlord was, shall we say, penurious.  But he and the contractors eventually determined that the whole foundation had to be dug up for the leak to be identified and fixed. So they dug up our yard, eight feet deep and four feet wide around the foundation, and applied a membrane and sealant. Problem solved.

 

Except that it wasn't. First, the contractor filled in the trench, but left the yard a complete shambles--piles of dirt everywhere, the grass dead or dying, and the sprinkler system decimated.  And they were not going to do anything to fix they yard, because the contract specifically said they needed to fill in the trench they had made, and not an iota more. We had no lawn that winter, or the following spring, and by late summer our yard was covered in tall, dry weeds.  Did I mention that we live in a desert and that fire season starts around the 4th of July?

 

By this time our landlord and landlady were divorcing, so all their money was tied up in legal battles, but they finally got a some contractors to put in grass and a sprinkler system. And the first time we used it, the basement flooded again because while the first contractors had applied the membrane and sealant, they hadn't waterproofed the hole where the water main came into the house. So that got dug up, eventually, and fixed, and we started trying to get the lawn watered and established before the first freeze came.  Oh, and the soon-to-be ex-landlord had a heart attack and died in the middle of all of this. At the risk of sounding cliched, I think he got off easy.

 

Things were relatively good for a while, but then this spring, we noticed that the floor was wet in the middle of one of the downstairs bedrooms.  Investigation revealed that there was a leak in the shower upstairs from that bedroom, and so for the next month, that bathroom was torn apart and renovated. All the while, the surviving landlady seemed genuinely to want to help, but couldn't resist taking any opportunity to make sure we knew how much this whole thing was costing her.

 

So a couple of weeks ago, we noticed two things simultaneously: We were getting water on the floor in the downstairs laundry room, and we were seeing signs of mice in the pantry in the kitchen upstairs.  We have since discovered that the water was due to our washer (we had an abnormally wet monsoon rain season this year, so we feared another leak from outside). We told the landlady about the mouse problem, to which she said we needed to buy some traps. We did so and caught no mice, but continued seeing signs of rodent feces and food that had been eaten.  So yesterday we threw away four garbage bags of ruined food (flour, oatmeal, cake mixes, and other dry goods) and texted the landlady to tell here we were going to go ahead and call an exterminator.  We also asked her to fax me a copy of our rental agreement.

 

The eviction notice was her response.
